HOUSES
All the houses are visited by the agency staff before signing the contracts with the owners. The agency always chooses houses in a good state.
They must have a working kitchen with fridge, stove and sink; a bathroom with hot shower; rooms with the necessary equipment.
But it is necessary to bear in mind that these are private citizens' houses, therefore they are different and
it is impossible to have a general and identical standard for all of them. It is also very difficult to describe
all the houses thoroughly. Moreover, there are different structural features in each resort, even if they are
not far off. Therefore it is necessary that those who need something in particular for the house or its equipment
(for example: a freezer in the fridge; a cooker with oven; irons; orthopedic bed bases and mattresses;
fixed arrangement for single or double beds in the various rooms; corridors and passages between the bedrooms and
the bathroom; bedrooms linked up with inner doors to control the babies; no steps in the house or between the house
and the terrace; phobia about mosquitoes or geckoes or other animals and insects; possible problems of asthma when
there is lime or paint fading; the need of absolute silence near the house; etc.) say exactly what they need when
they book; they must ask for all the necessary explanations before they fix the contract and any precise information
must be put down in writing in the confirmation. Each house is let exactly as it is described in the catalogue,
which counts for any disagreement.
HOW TO BOOK AND PAY
It is possible to book by telephone or sending an e-mail to the site address. When the house is confirmed, a deposit in according
with our agency must be paid. The rest will be paid in agency on the day of the arrival with the contract drawing up.
The price of locations includes the house rent and, except when differently specified, water, light and gas expenses;
it excludes, except when differently specified, bed, bathroom and kitchen linen and any extra service during the stay.
HOUSE DELIVERY
Houses are given by the owners or their delegates. Caution money, expenses for the house delivery, including a little cleaning
(sweeping and washing the floor, cleaning bathroom suite and sink with disinfectant products), and expenses for
extra service (renting of bedroom linen, heating or air-conditioning, etc.) must be paid on the arrival, when the
house is given.
Table linen cannot be rented.
Clients must go to the houses by their means of transport from 5 to 8 p.m. of the arrival day or at the hour
arranged with the delegate, and must leave them by 10 a.m. of the departure day.
All the transport expenses, none excepted, for people and luggage to and from the house are dependent on clients.
GENERAL CONDITIONS OF LEASE
LOCATIONS.
Locations are closed by ISOTUR s.r.l. on behalf of its owner as provided for by law 39/89 and M.D. 300/90 and 452/90,
in conformity with the price list. These are private citizens' houses, therefore they are different and it is

the necessary explanations before they fix the contract. In any case each house is let exactly as it is described in
the catalogue, which counts for any disagreement.
BOOKING.
Bookings are considered valid only when ISOTUR s.r.l. receives the booking form and the related deposits. Contracts are personal
and cannot be transferred to a third party without the agency permission. The lease is considered implemented when
the house is given.
PAYMENTS.
Within 5 days from the telephone confirmation the booking form must arrive with a deposit. Anyone who lets these
terms expire without making the deposits will be considered a releasee and actually authorises the booking
cancellation. The price of the locations includes water, light and gas expenses, except when it is differently
specified. On the arrival the clients will pay caution money, expenses for the house delivery, the requested
linen, and the air-conditioning or the heating, as well as the extra services.
CAUTION MONEY.
When the client arrives, he must pay a variable sum, depending on the property, in order to build up a guarantee idle fund,
which will be returned on the departure day after deducing any damages caused in the house. The caution money will
be returned when the keys and the house are handed back to the delegate and only when he regains possession of the
house. If the clients could not hand back the keys personally to the delegate because they have to leave earlier
than expected or at a different hour, the caution money will be returned by mail later on. Those who bring animals,
when the owner agrees, must pay a caution of 50% more than the reference caution.
NUMBER OF PEOPLE.
A number of people (adults + children) not above the one stated in the catalogue can live in the property.
An exceeding number of people is the cause of the contract contextual rescission without any charge of refund.
As regard children up to the age of 3, just one is not counted, the others are counted as adults.
Clients are responsible for their declarations regarding Public Security laws and, when they book, must
communicate ISOTUR s.r.l. their fiscal code and essential data of an identification document.
ARRIVALS AND DEPARTURES.
Arrivals take place on Saturday after 5 p.m. Departures take place on Saturday before 10 a.m. Since it is necessary to use naval
transports, which sometimes have different hours and connections, ISOTUR s.r.l. places at its clients' disposal an
area where they can leave luggage and change themselves. All the expenses for the transport of people and luggage
from the port to the houses are dependent on clients.
EQUIPMENT.
The houses have enough equipment for the people stated in the catalogue. For example, the equipment for a 4/5 persons house is:
plates, cutlery, glasses and coffee cups for six; 1 soup-tureen; 1 pan; 1 pasta saucepan; 2 different saucepans;
1 small pan; 1 coffeepot; 1 spoon; 2 wooden spoons; 1 grater; 1 corkscrew; 1 tin opener; 1 chopping board; 1 basket
for bread; 1 bucket with scrubbing brush; 1 broom with dustpan; 1 plastic basin; 1 or more ashtray.
All the houses have at least: a stove with two burners or a cooker with oven; 1 fridge; hot water for the shower;
table and chairs; wardrobe; normal bed bases and mattresses for the right number of people. Other accessories rest
on the discretion of the owner, for example deckchairs, table and chairs for the outside; iron; orthopedic bed bases
and mattresses. Linen (table linen too) is excluded; the client may bring it personally. Here it is possible to
rent only bed and bathroom linen at 10 € per head. When the client rents the linen, he must change it once a week.
The household appliances must be checked on the arrival, the repairing of any faults happened during the location is
dependent on clients. Since we are on islands where it is difficult to find technicians or shops of household
appliances or to bring goods, repairing and replacements will be made, the single local situations permitting.
The clients will arrange to replace the exhausted gas cylinders at the distributor and their expenses will be refunded.
ORDER AND CLEANING.
The houses are given clean and in order. The cleaning accessories are in the house; detergents and sponges are dependent on
clients. The prices for the house delivery and its final cleaning (which consists of washing bathroom suite and
sink with disinfectant detergents, sweeping and washing the floor, checking of equipment) are of 30 € for
bed-sitting rooms, 35 € for two-roomed flats up to 4 + 1 beds, 40 € for three-roomed flats up to 6 + 1 beds,
52 € for the other houses. Higher prices may be occasionally paid for very big houses or placed in an uncomfortable
position. In some places, because of sand or of neighbouring land, the houses or the terraces may appear covered
with dust after the final cleaning, if this is made in advance or while the wind is blowing.
The clients must arrange to: wash the dishes; empty, turn off and leave open the fridge door; turn off the water
heater; empty the dustbin throwing away the rubbish; replace the furniture moved during the stay. The dishes and
the other equipment (chairs, tables, etc.) cannot be used or moved outside the house. At least a sheet must be put
between mattress and the person, even when a sleeping bag is used; the non-application may require charges for the
washing of mattress and / or bedcovers. All the defaults will require charges that will be evaluated by the delegate
from time to time. On delivery, the damages caused by the client or those of ordinary maintenance
(WC and sink obstruction, socket detachment, replacement of burn out lamps, damages to the equipment or the
property, stained mattresses and / or pillows and / or bedcovers, broken dishes, etc.) will be charged to the
client and the expenses will be withheld from the caution money. If there are any doubts, the delegate will withhold
the whole caution money and give back the difference together with the receipt of the expense made to put in order.
CANCELLATION, CHANGE AND WITHDRAWING.
All the cancellations and changes must be confirmed by the client in writing. Cancellations made by the
clients will require the loss of the deposit.
Non-arrival; after 24 hours from the non-arrival and without any communication, ISOTUR s.r.l. will be free
from every commitment and will give back the flat to its owner without any expense for him.
Cancellations by ISOTUR s.r.l. or the owner. If the cancellation is due to express will or serious
negligence, which does not permit the enjoyment of part or the whole stay, all the already paid sums will
be refunded; in any case penalties charged to ISOTUR s.r.l. may not go over the 30% of the whole stay amount,
apart from any other refund for moral or material damages to the clients. If the cancellation is due to
circumstances beyond one's control which stop the regular course of the stay, and if these circumstances are
not removed within 72 hours or it is not possible to change house, all the paid sums will be refund, both those
for the whole stay or for the part not enjoyed.
COMPLAINTS.
Each flat has been visited and checked and the descriptions in the site are truthful and written in good faith. We refuse all
responsibility for any changes made by the owner or after the catalogue print without our knowing it. Any damages
must be immediately reported to the house delegate and will be repaired as soon as possible, but always according
to the material and technicians availability. Any complaint must be immediately reported to ISOTUR s.r.l. within
24 hours from the arrival at the very latest. In default of it or of our explicit authorisation, the clients who
will leave the house earlier than expected will lose any right or any refund of the not enjoyed rent.
Any complaint reported at the end of the stay or after the departure will not be taken into consideration.
PLACE OF JURISDICTION.
Place of lawful jurisdiction for any dispute is Latina Court.
